(A) Full Foundation Inspection - Starting at $700
Our full foundation inspection includes an inspection of the crawl space, a check for settlement and a study of the home's drainage. The price is increased based on a variety of factors including age of home, size of home, distance from our office, and other factors. Very large older homes at a large distance from our office have cost as much as $2000. You will be provided with a comprehensive report and an itemized proposal to perform the repairs.

(B) Limited Foundation Inspection - Starting at $650 to $325 Depending on Issues
The limited inspection is anything less than a full inspection. The limits of the inspection will be specified before we visit the site (for example an inspection of a specific issue like horizontal cracking). If the issues with the structure are severe, complex, or the structure is built before 1953 (often without rebar), we will not perform a limtied inspection and will only perform a full foundation inspection to get a complete picture of the issues. The price is increased based on a variety of factors including age of home, size of home, distance from our office, and other factors. You will still be provided with a summary of our findings and an itemized proposal to perform the repairs.

(C) Competitive Bid - No Charge Under Conditions Below
If you send us a competitor's proposal with a scope of work that is detailed, complete and apporpriate, then we can provide a free competitive bid based upon that. However, if the competitor's proposal is based on a scope of work that is vague, incomplete, or otherwise defective on its face, a free bid cannot be provided because we will not provide a proposal based on a defective scope of work. Important: You must share with us all relevant documents including the scope of work provided by the competitor. Use your discretion in blanking out price numbers. Please send the bid with any supportive documents, and we will let you know if the bid qualifies for a free competitive bid.

(D) Engineered Plans - No Charge
If you send our office completed, stamped engineered plans we can provide a free proposal. Important: You must share with us all relevant documents. This will allow us to provide an accurate proposal.
Range for Inspections:
Our office is located in Santa Cruz, California and we will travel up to about 90 minutes away for most inspections, including as far north as Campbell, Saratoga, Blossom Valley, Santa Clara, Sunnyvale, Palo Alto, and Redwood City. We also travel south to Watsonville, Salinas, Monterey, Carmel-By-The-Sea, and Carmel Valley. We travel as far East as Milpitas, Morgan Hill, Gilroy, and even Hollister.

THE DIFFERNCE OF AN AVALON FULL FOUNDATION INSPECTION
1. Floor Level Survey
We use a high-precision gas altimeter to conduct floor level surveys accurate to within 1/10 of an inch. Our trained and experienced professionals take dozens of sample readings throughout the home and at all critical locations to best evaluate the performance of the foundation.
2. Thorough Foundation Crawl
Crawling a foundation is not fun, but a diligent examination of the subarea is the most important part of a foundation inspection. Our trained inspectors document and number cracks, fully explore any troublesome issue to find the root cause, and document straightforward issues like improper nailing or unsafe connections. You need wisdom and experience to know what is what, and Avalon brings that in spades.
3. Rigorous Data Readings
In addition to our altimeter, we a variety of additional equipment to get more hard data. We use a humidity gauge in the subarea to assess the moisture levels, a specialized metal detector to check for critical rebar in the stemwall, and a schmidt hammer to assses the soundness of any questionable concrete.
4. Veteran Analysis
Any complex or difficult jobs get sent up the chain to our team of foundation repair experts with either decades of construction experience or relevant formal education. This is complicated by the issue of an evolving legal construction code, where many old construction techniques are frowned upon, but some are more unsafe than others. We aren't satisfied until we get at the heart of the matter, and if we deem additional site visits are required, we perform them to ensure our report is both accurate and complete. We stand by our reports and will recommend any deep subject matter specialists like geotechnical engineers when needed.
